How this instrument works

Air conditioners are rated in "tons" of cooling capacity, a unit left over from the days when ice was used to cool buildings: one ton equals 12,000 BTU per hour, the amount of heat needed to melt one ton of ice in 24 hours. A typical home uses somewhere between 1.5 and 5 tons depending on size, climate, and construction. Contractors and homeowners have long used a shortcut called the "square feet per ton" rule: divide your home's floor area by a number that represents how much space one ton can comfortably cool in your climate, and you get a rough tonnage estimate.

The sqft-per-ton figure varies with climate because cooling load depends heavily on outdoor heat and humidity. Hot, humid regions like Houston or Phoenix need more capacity per square foot (roughly 400-450 sqft/ton), while cooler climates can get by with less capacity per square foot (around 600 sqft/ton). This calculator uses three commonly republished contractor bands — hot, moderate, and cool — with the midpoint of each range as the working number.

This is deliberately a rough-cut tool, not an engineered sizing method. A real load calculation (ACCA Manual J) accounts for insulation levels, window area and orientation, air leakage, ceiling height, and local design temperatures — factors this simple ratio ignores entirely. Rule-of-thumb sizing can significantly oversize a system in a well-insulated modern home, which hurts both efficiency and humidity control. A 2,000 sq ft home in a moderate climate

A homeowner in a moderate climate (think Atlanta or Nashville) has a 2,000 sq ft single-story home and wants a ballpark before calling contractors. Using the moderate-climate midpoint of 525 sqft/ton: 2,000 / 525 = 3.80952 tons.

Since AC systems come in fixed sizes, that rounds up to the nearest common size — a 4-ton unit, which matches what many contractors would actually propose for a home this size in this climate using the same rule of thumb. A homeowner in a hot climate with a smaller 1,500 sq ft home, by contrast, would compute 1,500 / 425 = 3.529 tons — nearly as much cooling capacity despite a smaller footprint, because the hotter climate band demands more tons per square foot.

Questions

What does "tons" mean for an air conditioner?

One ton of cooling capacity equals 12,000 BTU per hour — a unit borrowed from the days when ice blocks cooled buildings, since it takes roughly that much heat removal to melt one ton of ice in 24 hours. A 3-ton AC removes about 36,000 BTU of heat from your home every hour it runs at full capacity.

Is a sqft-per-ton rule of thumb as accurate as a Manual J calculation?

No. The rule of thumb only looks at floor area and a broad climate band. A Manual J load calculation (the ANSI-recognized residential standard from ACCA) also factors in insulation R-values, window area and orientation, air infiltration, ceiling height, and your local outdoor design temperature. Two identically sized homes can have genuinely different tonnage needs, and rule-of-thumb sizing is a known cause of oversized systems in newer, better-insulated homes.

Why does an oversized AC hurt more than it helps?

An oversized unit cools the air quickly and shuts off before it has run long enough to properly dehumidify the space, leading to a cold but clammy house, more frequent on/off cycling, extra wear on the compressor, and higher electric bills than a correctly sized system delivering the same comfort.

My house is well insulated — should I use the cool-climate band instead?

Insulation quality affects your real cooling load, but this calculator only adjusts for outdoor climate, not construction quality. A well-insulated home in a hot climate may need meaningfully less than 425 sqft/ton implies. That gap is exactly why a proper Manual J calculation, which does account for insulation, is worth getting before you buy.

What size AC units are actually available to buy?

Residential central AC systems are typically sold in half-ton increments: 1.5, 2, 2.5, 3, 3.5, 4, and 5 tons. Once you have an estimate, round to the nearest available size rather than expecting an exact custom-tonnage unit.
