How this instrument works

A parking ratio states how many striped spaces a building offers for every 1,000 square feet of floor area, not the raw space count on its own. Municipal zoning codes are written this way because parking demand scales with how much building a site holds rather than sitting at some fixed number — a 20,000 sq ft clinic and a 200,000 sq ft clinic need proportionally similar coverage, so the ordinance sets a rate per 1,000 sq ft instead of one flat minimum for every parcel.

The benchmark differs sharply by use. A suburban office building typically targets around four spaces per 1,000 sq ft — the exact figure a 50,000 sq ft building with 200 spaces produces. Medical and dental offices often need five to six per 1,000 because patients cycle through exam rooms all day rather than parking for one shift, and a fast-turnover restaurant can require double digits. Leasing brokers quote the ratio when comparing buildings because a raw space count alone says nothing about how a 40,000 sq ft floor plate stacks up against a 400,000 sq ft one.

Worked example — the 50,000 sq ft office

Is a higher parking ratio always better for a landlord or developer?

Walkable, transit-served buildings routinely lease fully at ratios that would leave a suburban office building short, so more parking only adds value where real demand for driving exists — otherwise it is pavement paid for and never filled.

How is parking ratio different from a parking occupancy rate?

Parking ratio is a design and zoning figure — spaces built per 1,000 sq ft of floor area — fixed once the lot is paved. An occupancy rate measures how many of those existing spaces are actually filled on a given day, which changes hour to hour and says nothing about whether the lot was sized correctly in the first place.
