How this instrument works

A property's legal description — the deed, the recorded plat, the county assessor's parcel record — almost always states lot size in acres, because that has been the working unit of American land surveying since colonial grants were laid out by chain and rod. But the moment a homeowner or builder needs to reason about what fits on that land — a house footprint, a driveway, a detached garage, a maximum impervious-surface limit — square feet becomes the practical unit, since building plans, floor areas and paving are never measured in acres. Multiplying by 43,560 bridges the two worlds exactly.

That factor is definitional, not approximate. An acre was fixed by Edmund Gunter's 1620 surveying chain as one chain (66 feet) by one furlong (660 feet): 66 × 660 = 43,560 square feet precisely. Why do deeds record land in acres but building plans use square feet?

They serve different purposes. A deed or plat describes the legal extent of a parcel, and acres have been the standard American land-survey unit since colonial-era chain-and-rod surveying; a building plan describes construction, and square feet is the practical unit for floor area, footprints and paving because acres are far too coarse a unit for anything smaller than a full parcel.
